Things Buyers & Sellers often ask

  • Yes. New York is an "attorney state" — both the buyer and the seller are represented by an attorney at the closing table. This is different from many other states, where a title company handles the closing. Your real estate agent isn't permitted to negotiate the contract for you.

  • Residential closings are flat-fee. You'll know your fee before you sign the engagement letter, and it doesn't change because the deal got complicated. We'll discuss specifics during your consultation.

  • No. New York rules of professional conduct prohibit representing both buyer and seller in the same transaction. We can only represent one side per deal.

  • Most first-time buyers come to us once they have an accepted offer. That's the right time. Before that, focus on getting pre-approved with a lender and finding an agent. Once you have a signed offer, that's when the attorney comes in.
